Physical Assets & Infrastructure
This pillar focuses on the tracking of the physical components of the property.
Construction Materials & Appliances
Section titled “Construction Materials & Appliances”- Construction Materials: Documentation of exact paint colors (e.g. RAL codes), flooring models, skirting boards, and tile references used across the property. Removes the need to physically store spare material boxes or guess the reference during a repair.
- Appliance Tracking: Serial numbers, PDF manuals, energy efficiency labels, and purchase dates for kitchen appliances, HVAC, etc.
- Preventative Maintenance: Logging regular filter checks, cleaning cycles, and warranty expiration dates via frontmatter or tables.
Infrastructure Systems & Energy Efficiency
Section titled “Infrastructure Systems & Energy Efficiency”This covers the management of critical systems, such as solar photovoltaic (PV) arrays and underfloor heating/cooling.
System Mapping in BIM
Section titled “System Mapping in BIM”- Logical Grouping: Components (panels, inverters, manifolds) are grouped via their GUIDs into “Logical Systems.”
- System Isolation: The 3D viewer will allow “System Transparency,” enabling users to hide architectural walls/floors to see exactly where pipes or conduits are laid out.
Technical Documentation (Systems Collection)
Section titled “Technical Documentation (Systems Collection)”Notes for energy systems will use advanced YAML properties to track performance and legal data:
---system_type: "Photovoltaic"peak_power_kw: 4.5installer_company: "SolarHome SL"installation_date: "2026-04-17"total_cost: 8500subsidies_requested: 2000next_cleaning_cycle: "2027-04-17"---Safety and Compliance
Section titled “Safety and Compliance”- Underfloor Safety: Checking the exact pipe layout in the 3D viewer prevents damage to heating circuits before drilling for renovations.
- Simplified Compliance: Inverter manuals, subsidy documents, and tech specs are centralized and one click away.
